3 Important Things to Know When Building Your New Home and the importance of the “Overall” Home Building Cost

If it suits your family situation, it is a very good idea to build your home because you will get exactly what you want instead of when you buy and existing home you will often need to compromise until you carry out a home renovation. However always remember – don’t be lulled into thinking that the home building cost is only what a contractor quotes you. there will often be hidden extras. so always ask lots of questions before signing on the dotted line.
So here are a few things to know before building your new home
1. The Choice of Builder – It is a huge decision choosing the right builder, it is one of the most important decisions that you will make. Be sure to have a detailed interview of the possible contractors and then pick the one that will help make your dream home come true. While you are interviewing the contractors be sure you ask all of the right questions; their experience, how long they have been building, what they have experience building and if you can see some of their work and ask for references. 2. The Design – ( now and the future) – It is also advisable to choose design and layouts that will make a good home now and in the future. Consider what your family is likely to need in the home within the next 10 years and make sure the home is located on a block of land which allows for those changes. It is something where most contractors and designers can help you.
Also before you plan your design take these few things into consideration your budget, the size of the home to be built, all of the wall finishes, design features that you would like, ceiling height, window sizes and locations, types and quality of fixtures, exterior finishing, also your time frame. 
If you are uncertain about the interior design of your home, there are interior designers and color consultants that would be able to guide you through this very important process. They will help you to get the right finish for you . Most builders are good at building and not interior design or colors and it will make a big difference to the finished product for very little extra cost.
3. Overall Costs / Budget – Along with all of this information don’t forget about the overall costs involved in buying a home. There will be additional costs such as legal fees and government charges, moving costs, any your extras features you may want, additional costs for swimming pools, landscape, driveways, carpets, tiles and sometimes new furniture and appliances. These will not be included in the home building cost given to you by a contractor.
