There are so many ways to get your remodel your home and increase its value. It is not always necessary to do major home renovations or additions. There are minor changes and upgrades in the two most popular rooms in your home which can help in improving your home.

Often the greatest increase in value in your home can come from small remodelling projects on your kitchen and bathroom. To do these remodelling projects well and keep the kitchen remodel cost and bathroom remodel cost within a reasonable budget takes planning and thought. It’s about getting the “greatest bang for your buck” as we Aussie sometimes say.

So when you choose what you are going to do consider what you can achieve on your budget. I was taught some of these tricks in seminars about how to maximise my return on an investment property without spending a fortune. Whether you are doing your small kitchen remodel project or small bathroom remodel project on an investment property on for your own home you can apply similar principles.

So your bathroom and kitchen look a little tired where do you start?

Some ideas for the kitchen and bathroom:

1. The Current Layout or Plan – assuming the layout is reasonable don’t change the layout. This way you will not need to bring in expensive plumber and electricians to do any major work. They can be employed to just do small things.

2. Kitchen and Bathroom cabinets – often our first reaction is to just rip everything out and install new cabinets, however, the idea of a small kitchen remodelling project or a small bathroom remodel project is to just update the visual things. So with the cupboards keep the basic carcass and replace the doors and handles with modern ones. This will save you substantial amounts of money on your bathroom and kitchen remodel cost. 3. Kitchen Benches – it is easy to remove the old benches and install a new one which will make a significant difference to the appearance of the kitchen and increase the overall value of your home.

4. Change the old taps and faucets with new ones – when you replace the bench it is a great time to put new ones in at minimal cost (yes you will need a plumber for this probably unless you know a great handyman.)

5. Change the light fittings, power outlets and light switches – This is a very simple thing which can be done by an electrician at minimal cost.

6. Bathroom – re enamel the main fixtures. There is a spray technique where you can re enamel the bathroom basin and bath at very little cost with an enamel spray technique ( I talked about this in my post at the Sydney Home Show and created a small video to explain the technique at my You Tube Channel. They can also re spray the wall tiles.

I would recommend the choosing the white option as this has a major impact on renewing and enlarging the feel of the size of a bathroom remodelling project.

With these relatively inexpensive changes to your kitchen and bathroom, your cost of remodelling is kept to a minimum and you get the most benefit form your investment.
