George’s Own Home Renovation – 1998 – ADD VALUE , SAVE MONEY
I bought a run down house at auction in 1998 and the process I went through shows how with a home extension or home addition it can be organised and planned just like any commercial building project.
It has always amazed me that many new home constructions and home extensions take 12 months and more. This project took 12 weeks ( from ownership to moving in) for a complete home improvement of the existing 3 bedroom home and the home addition
/ extension of this home by another 50 % of area. Everything from flooring to bathrooms to kitchens to plumbing and electrical wiring and air conditioning was brand new.
The success was due to following my Renovation Plan ( see my free eBook “Renovation Made Easy” at www.renovationplan.com ) and the project management process which in the end saves time and money. Besides getting exactly the home we wanted, we limited the period we were paying double rent while this project proceeded saving at least $18,000.
The process went like this
1. View the home (week 1) – draw sketch plans on what is possible to build, check details local building authority on approval process.
2. Bid and buy the home at auction (week 4)
3. Draw the plans and submit to council (week 5)
4. Weeks 4- 12 follow the renovation plan ( see my FREE ebook at www.therenovationplan.com ). Prepared detailed building plans and specifications, obtained quotes from builders, material suppliers and subcontractors.
5. Completed the purchase of the property and received local government / building department approval for the building works ( week 12 )
6. As my own builder I employed a full time foreman/ carpenter to build the works as I was working full time for project managing large projects for other clients. I did all the project management and organising of the project at night and on weekends.
7. Moved into the completed new home construction ( week 24)
The reason I could do this was yes I was experienced in this work, however the main reason was the renovation planning which I can do for any clients project.
It just comes down to selecting someone who can help you through the process who is experienced and independent. You may not build your extension in 12 weeks however with the right advisor to help you through the process it wont take 12 months either.
Often architects , designers or builders have other agendas and do not act independently for clients.
